Landlord / Tenant Representation
Landlord's Evictions
Ehlert & Associates manages the eviction process from sending notices, to trial, to appeal, and getting the writ of possession. An error early in on can create delays and additional costs later. Request an appointment to get started today.
Service includes:
– Ehlert & Associates letterhead
– Certified carrier (2nd day) & USPS 1st class
– Extra for expedited delivery
– Notice of Termination or Vacate
Flat fee: $100 per notice (includes both certified & 1st class)
The eviction process starts with sending a notice to terminate followed by a notice to vacate. Texas property code sets the requirements for the contents of the notice, how it must be delivered, and the time occupants must have to respond.
We serve the notice on the Tenant/Occupant in accordance with the law and on our letterhead so the Tenant/Occupant knows that you engaged an actual LAW FIRM and not a real estate agent looking to make a few extra bucks. Many “eviction services” are not attorneys. Claims that they can intimidate your tenants into paying is wrong. We send a Notice to Vacate to your Tenant/Occupant by Certified Carrier and by USPS 1st Class Mail on Ehlert & Associates letterhead.

1. We Send An Eviction Notice To Your Tenant/Occupant
Court Justices are trained to dismiss evictions if the Notice to Vacate is defective. If there is any defect, you will have to resend Notice and start the eviction process all over. To ensure that the Tenant/Occupant’s Notice to Vacate is enforceable, we send our Notice. If you already sent notice, it is not a problem, but we will send ours just to be 100% sure that it is done correctly.
2. We File The Eviction Suit In Court On Your Behalf
Evicting in Texas can be frustrating and time-consuming, especially if you are new to the eviction process. We know what to file, where to file it, and what to include to quickly get your case filed.
3. We Represent Your Interests In Court
Ehlert Law will prepare all the necessary documents needed to ensure the best chance of success of your eviction case. A licensed attorney will appear before the judge to represent your interests. During the hearing, we will present the case as to why you are entitled to immediate possession and will argue against the tenant/occupants right to remain in your property.
Service includes:
– File reviewed by attorney
– Request money in registry
– Notices mailed to Defendants
– Attorney appearance & first 4-hours attorney time
Flat rate: $1,999 + Court Costs
Tenants/Occupants have five (5) days to vacate the property or appeal the judgment. If they appeals the Judgment, the appeal is called an Appeal De Novo and argued in County Court where all rules of civil procedure and evidence are enforced. Ehlert & Associates handles all filings and notices, create all affidavits, and represent you on the day of trial.
Service includes:
– Filing request for writ
– Scheduling with Constable’s office
– You meet Constables at property w/ movers and re-key
Flat fee: $499 + 3rd party fees
Sometimes the eviction process does not end with a judgement for possession. Winning your eviction case does not mean the Tenants/Occupants are going to immediately move out of your property. Tenants/Occupants may be reluctant to leave peacefully even after they lost their eviction case. Ehlert Law can help with your writ of possession in Texas. This phase of evicting a tenant can be the most demanding, both physically and emotionally.
We set you up to get your property back
Once a judge has granted you judgment and the Tenants/Occupants still refuse to move on, we request a writ of possession. We coordinate with the constable’s office to post the Writ. Then we schedule you and the constable to meet at the property to remove the Tenants/Occupants and all of their belongings from your property. We will schedule the removal of your tenant with the local Constable office and you to meet the Constable on the day of the eviction. You will need to change the locks on your front and back doors.
